Description

-PDR refers to traditional industrial zones. It stands for Production, distribution and Repair Uses. -The area was once full of industries. Currently some portions of the zone are being used by offices and for new housing development. -The area is planned to be predominantly industrial. Land Use -The existing industrial zones are being retained and upgraded for modern industrial use.The PDR areas would be separated from housing. -To prevent encroaching of industrial zones, specified areas in the Eastern Neighborhoods are being developed a s mixed-use neighborhoods with housing and amenities. Industry -The area is low-rise with large undeveloped parcels. These open spaces are used by specific industries like the truck industry. -Distribution uses require single story buildings with large floor plates. They are incompatible with residential uses -The building uses are flexible. They act as incubators for growing companies. -Production uses are found in multi-storey buildings. They consist of office and production spaces within the same building. -The various industries often create clusters to enable sharing of resources ,technologies and services. -Initiatives are being proposed for rehabilitation of historic industrial structures and expansion of maritime uses. Mobility -The area requires wide streets without sidewalks, access to freeways and fueling stations. -The streets are to be designed for use by larger vehicles.
